MORE than 50 homes are set to be built on countryside in Mayland if the plans are rubber stamped by Maldon District Council.
The proposal by Liam Mcnamara with Savannah Properties seeks to demolish the existing buildings and structures on the land between Steeple Road and Mill Road.
It is the former Plant Growers’ Nursery Site with a similar proposal in 2023 getting a total of 88 objections.
The site currently contains large greenhouses and small outbuildings from the former use but are all now in a “dilapidated condition”.
Savannah Properties wants to build 57 new homes, including 27 affordable housing units, while creating new access, as well as associated landscaping, car parking, cycle parking, refuse, and recycling provision.
The developer said the new homes and affordable homes should hold “significant weight” to Maldon District Council when considering the “national and local shortage” of housing.
There would be a mixture of two- and single-story dwellings, including bungalows.
The parking provision would create 108 standard spaces and eight visitor spaces with no plans yet for disabled or electric parking.
The proposal also provided a “summary of the likely number of trips” generated by the development during the peak morning, 8am to 9am, and peak evening, 5pm to 6pm, times.
The total vehicles estimated would be 29 in the peak morning time and 29 in the peak evening time, both for two-way travel.
Part of the southern boundary of the site will be cleared to create the new access and all tree surgery works will be in accordance with relevant wildlife legislation.
However, if any trees with “significant routes” are found, then these shall be kept and used in the design.
The report said that the development “would not result in any significant impact” on the surrounding highway network with the site being “well located” with easy access to both Burnham and Southminster.
The site is currently not allocated for housing with land that is “technically countryside” meaning the council would need to “flex” the current settlement boundaries.
Savannah Properties said: “The application is an honest attempt to deliver an excellent housing scheme that talks directly to the desperate need for homes for residents of the District.”
